StayInArnold is designed for owners who book directly with their guests. If you accept reservations without routing through Airbnb, VRBO, or a property management company this is your community.
We connect travelers straight to you so that you can offer them the opportunity to book directly with you, with no 3rd party booking platform, service fees, or middlemen taking a cut and standing between you and your guest. In return, we ask owners to meet a few requirements, agree to some core committments, and contribute $20 a year toward keeping the site and the searchable tool running — these are not free tools.
You take direct bookings, no exceptions. You accept reservations directly from guests, outside of Airbnb, VRBO, and any company charging a separate service or booking fee. This is the heart of what we do, if you’re not booking direct, this isn’t the right fit.
You have your own direct booking website. You maintain a website or listing where guests can reach you directly, with no blocked communication and no added fees. This could be your own site, a listing on Houfy.com, or one of the hosted websites that come with some of the property management software companies (PMS) like Ownerrez, Lodgify, Hostfully, Hospitable, etc. Your site can’t simply direct people to your Airbnb/VRBO listing — that’s not direct booking.
Owner. You are the owner on record of a home in the Arnold, California area.
Active rental. Your home is currently operating as a vacation rental.
Transient Occupancy Tax. Your property is registered with Calaveras County and you’re current on TOT for your short-term rental income.
Business license. Your vacation rental operates under a current Calaveras County business license.
Good Neighbor Guidelines. You’re committed to upholding our Good Neighbor Guidelines, which promote responsible renting for the good of our community.
